Looking for a Deal on St. George Island?

Are you the type of person that is always looking for a deal? Are you looking for ways to save money in this inflationary economy? Are you trying to figure out the right vacation rental for you and your family for your next vacation? For more than 13 years, we have been trying to offer an excellent vacation for an excellent price on our homes on St. George Island. At SGI Beach Vacations, we offer great value without sacrificing any quality.

This year, we wanted to put this to the test. We asked ourselves, “How do our homes stack up against the competition in terms of price and amenities?”

We’ve spent several days comparing our prices with all of the rental management companies on St. George Island to see where we stand. We compared our homes to Cape & Coast, Collins, Fickling, Forgotten Shores, GoSGI, Gulf Coast, Sandcastles, Suncoast and Vacasa. We also looked at a couple of other private homeowners’ websites (AllAboutView and Plymel Properties) that manage their own homes, like we do at SGI Beach Vacations. Not all of the property managers have houses that are comparable to our homes, but we looked at them all. We broke each home into five “seasons” – summer, fall, spring, spring break and winter. We compared our highest prices for each season to the prices on each of the management company’s websites for each of the homes. We would also note that our homes do not have any additional fees like cleaning fees or pet fees that you may need to add on top of the prices below.

We started with Sea Dunes. Sea Dunes is our 4-bedroom beachfront home in the Plantation. We went through all 4-bedroom, beachfront homes with a pool on St. George Island. While there are differences in every home and reasons why other homes may be worth more than others (including size, additional amenities, rooms, etc.), we tried to keep the criteria as simple as possible.

In the end, we compared Sea Dunes to 32 other 4-bedroom beachfront homes with a pool on St. George Island. As you can see, Sea Dunes ranks very well compared to all of these homes. Sea Dunes is between 29% and 37% cheaper than the average 4-bedroom beachfront home with a pool on St. George Island. When you compare Sea Dunes to other homes that meet the same criteria but also have a hot tub, Sea Dune is 34% to 39% cheaper. As a matter of fact, Sea Dunes is the second cheapest 4-bedroom beachfront house with a pool on the entire island (and the cheapest house doesn’t have a hot tub like Sea Dunes)!

We then performed the same analysis for Serene Dream, our 5-bedroom beach view home. We compared all of the other 5-bedroom homes that are not waterfront (beachfront or bayfront) with a private pool. Again, many of these homes do not all have the same features/amenities that we have at Serene Dream (dog-friendly, elevator and hot tub to name a few added benefits of Serene Dream), so we kept the criteria simple.

We compared Serene Dream to sixteen homes with similar features on St. George Island. Again, Serene Dream performed very well in this analysis. Serene Dream was, on average, 12% to 41% cheaper than the average 5-bedroom beach view home with a private pool. If you compare it to homes that also have a hot tub, Serene Dream is 16% to 44% cheaper. While we are a little closer on our spring break rates (again, because we are comparing our highest spring break rate to the average spring break rate for other properties), we are typically significantly cheaper than other similar homes.

What you will notice in our work is that we did not compare homes on VRBO or AirBnB. If you’re looking on those two platforms for your homes, you’re going to pay more…just because of the fees that are being charged for booking fees (actually Vacasa also has a “booking fee” too).
